Domus is a concept, not a product. It is built for someone running two to ≈10 properties as a side operation rather than a management company, usually mixing short term lets with long term leases. They are not short of information. It is spread across five places, and not one of them shows the whole portfolio at once.

Lease dates, tenants, rent that has arrived and rent that has not, insurance, fire safety, electrical certificates, each with its own expiry. It lives in a spreadsheet, an inbox, a channel manager and a folder of PDFs, and none of them know about the others. The portfolio exists, but nobody can see it.
Getting it wrong got more expensive on 1 October 2025, when Law 5170/2025 added safety certificates and a monthly declaration to short term rentals, with fines starting at 5000 euros. The obligation was never the difficult part though. Finding, in one place, what you own and what condition it is in was.

The dashboard displays short term and long term, the overall income and the main actions that need to be taken. One list, ranked by what is most pressing, whichever side of the portfolio it comes from. Red means act, orange means be careful, green doesn't exist, so it doesn't overwhelm the user, and the first five seconds tell you whatever you have to do.

Splitting by property type feels correct because it matches how the paperwork is organised. It is organised that way because two separate government systems demanded it, not because any landlord chose it.

The dashboard opens on what needs action next, whichever property it belongs to and whatever kind of obligation it is. Under it sits the year so far: income recorded to date, split between short term and long term contracts, so the shape of the portfolio is readable without opening anything.

AMA registration, fire safety, electrical, civil liability insurance, pest control. Domus files nothing and moves no money. It reads, compares and reminds, and the landlord acts. Filing then becomes a matter of copying figures from one place instead of assembling them from four.

Refusing to handle money was the easiest decision to make and the hardest to keep. Payments are where the business model would live. The version that touches money is also the version nobody installs.
