CONTEXT AND BRIEF

Domus keeps small Greek landlords out of fine territory and on top of their rental income, for both Airbnb and long-term leases.

Domus is an MVP concept, not a released product, built for a specific kind of landlord: someone running two to nine properties as a side operation, not a management company, usually mixing short-term Airbnb units with long-term leases. That mix is common in Greece and, since October 2025, newly complicated to get right.

On October 1 2025, Law 5170/2025 came into force in Greece, layering mandatory safety certificates and a monthly AADE declaration on top of the short-term rental rules that already existed, with fines starting at €5,000 and doubling for repeat offenses. Long-term landlords already had a separate obligation through TAXISnet, on its own calendar. I set myself the brief of designing one tool for the landlord who has to answer to both, as an exercise in real estate compliance design for the Greek market.

PROBLEM DEFINITION

Landlords running a mixed short and long-term portfolio have no single tool that tracks both AADE compliance and rent status, so most fall back on a spreadsheet and hope.

Fourteen landlord interviews conducted between January and March 2026 turned up the same pattern regardless of portfolio size. Twelve of the fourteen were tracking filings and rent in a spreadsheet, a notes app, or memory. Eight had missed a declaration or certificate renewal since Law 5170/2025 took effect, not from carelessness but because the short-term side of a portfolio and the long-term side run on entirely different calendars. And when asked the simplest possible question, whether last month's rent had actually arrived, not one of the fourteen could answer without checking at least two other places first.

PROCESS AND EXPLORATION

The starting point was regulatory, not aesthetic. I reviewed the tools landlords already had access to before designing anything. Roomismo and Tourmie automate the AADE short-term declaration itself, and do it well, but they're priced and structured for hotels and professional managers running dozens of units.

Landager covers long-term lease compliance but doesn't touch short-term rentals at all. Global channel managers like Hostaway and Guesty sync bookings across platforms, but Greek tax compliance isn't their problem to solve.

None of them sit across a mixed portfolio. That gap, confirmed across all fourteen landlord interviews, became the brief: one dashboard that treats short-term compliance, long-term rent, and certificate expiry as a single ranked list, not three separate problems living in three separate tools.


NB. The whole app has been conceptualized to keep tracking of rent (long/short) and certificate expiration, not to connect directly with institutional website.

I built one ranked action list instead of two separate short-term and long-term modules. Every early direction that split the dashboard by property type made a landlord flip between two views to get a full picture, which is exactly the problem the research surfaced in the first place. Ranking by urgency instead of category means a landlord always lands on the single most pressing item first, whichever side of the portfolio it comes from.

Concept project. No live AADE integration or real payment data, this is an MVP exercise validated through interviews and prototype only, not shipped usage.

The Properties view keeps short-term and long-term listings in one grid instead of two separate apps, and each property carries its own compliance record: AMA registration, fire safety, electrical, civil liability insurance, pest control, with expiry tracked and flagged before an inspector would find it first. Airbnb pricing and occupancy sync in read-only, Domus never edits a listing or touches a payout.

Rent gets confirmed with a timestamp, not processed, which keeps the trust barrier low enough for a landlord to try it without wiring anything through a new company.
